AI Contract Overview
The Ohio Department of Mental Health and Addiction Services is seeking a contractor to provide comprehensive preventative maintenance and repair services for compressors at Central Ohio Behavioral Healthcare, located in Columbus, Ohio. The contract covers two critical compressors – a reciprocating compressor in the main COBH building and an Atlas Copco rotary screw compressor in the Moritz basement – which are essential for facility operations. The contractor will be responsible for quarterly and semi-annual maintenance as prescribed by manufacturer guidelines, including oil and filter changes, inspection and tightening of mechanical components, cleaning, testing system operation, and providing written status reports detailing repairs or deficiencies to the Plant Services Office. The maintenance services will occur on a regular schedule during standard business hours, with an on-call requirement for emergency response within two hours, available 24/7 year-round. Contractors are expected to have at least three years of commercial compressor maintenance experience and must provide trained personnel, as well as submit an Affirmative Action Program Verification Form. The performance period is set from July 1, 2025, through June 30, 2027, encompassing two state fiscal years. Invoicing will distinguish between regular and emergency rates, and bids must clearly outline service rates for standard, overtime, and holiday hours. A pre-bid walkthrough is scheduled to give bidders an opportunity to inspect the facilities, ensuring a clear understanding of the scope and requirements.
