The Department of Veterans Affairs is seeking expressions of interest from property owners and representatives who have available clinical outpatient space in Gainesville, Florida, specifically within a designated area bounded by NW 23rd Avenue, SW 24th Avenue, FL-121, and SW 122nd Street. The space required is for a Vet Center and must range between approximately 3,568 to 4,311 ABOA square feet (4,282 to 5,173 RSF). The lease term considered is 20 years with a firm term of 5 years, including provisions for 30 parking spaces. While the government currently leases suitable clinical space nearby, it is open to relocating if an alternative site offers better economic value, taking into account costs related to moving, tenant improvements, telecommunications infrastructure, and minimizing operational downtime. The facility must meet strict VA and GSA standards for outpatient clinical use, including acoustical privacy, secure environment (Facility Security Level II), robust telecommunications, controlled public access, and continuous security monitoring. Lessor services should include utilities, janitorial, maintenance, guest Wi-Fi, cable TV, and upkeep of security systems. Interested parties are requested to submit detailed information about their available space by June 18, 2026, including rent rates, floor plans, parking details, building improvements, security capabilities, and ownership authorization. Submissions will be evaluated based on the ability to meet these requirements, anticipated tenant improvement costs, and overall value, with a potential lease award expected around November 30, 2026. Both new and existing buildings outside the 100-year floodplain will be considered, and responses are for planning purposes only, not a solicitation.
