Expressions of Interest Sought for Space Availability
The Department of Veterans Affairs (VA) seeks Expressions of Interest (EOI) from owners, landlords, and representatives of available space meeting the following general requirements:

NOTICE REGARDING SUCCEEDING LEASE
The U.S. Government currently occupies clinical space at 105 NW 75th Street, Suite 2, Gainesville, FL under a lease that expires June 30, 2027. The Government intends to pursue a Succeeding Lease at the current location; however, alternative space will be considered if it is determined to be economically advantageous.
In making this determination, the Government will consider, among other factors:
• Availability of alternative space that can meet VA’s requirements;
• Costs associated with relocating, including physical move costs;
• Replication or replacement of tenant improvements;
• Telecommunication/IT infrastructure replication; and
• Operational downtime for the Readjustment Counseling Service program.
Vet Center Agency‑Specific Requirements (Summary)
Vet Centers require fully serviced, clinically appropriate outpatient space designed to support confidential counseling, group therapy, and staff operations in a secure, acoustically controlled environment. Space must meet VA and GSA lease standards and provide enhanced privacy (STC‑rated construction), robust telecommunications infrastructure, controlled public access, and Facility Security Level (FSL) II security systems including CCTV, intrusion detection, access control, and duress alarms. Submission Requirements
Interested parties shall submit Expressions of Interest electronically to the point of contact listed above no later than June 18, 2026 at 4:00 PM Eastern Time. Submissions should not exceed 12 pages, single‑spaced, 12‑point font, and must include at minimum:
• Building name, address, and location of available space within the building
• Rentable Square Feet (RSF) available and expected fully serviced rental rate per RSF, with separate breakout of operating expenses and real estate taxes
• ABOA and RSF measurements with corresponding floor plans (including column spacing)
• Date of space availability
• Site plan, parking layout, and floor plan(s)
• Shell, operating, and real estate cost components broken down by USF (ABOA) and RSF
• List of any existing or planned building improvements relevant to federal/clinical occupancy
• Confirmation of ability to meet security, access, telecommunications, and FSL II requirements
• Building ownership information and authorization to offer the space
• On‑site parking quantity and cost; indicate whether quoted rent includes parking
• List of building services provided under a fully serviced lease
• Name, address, phone number, and email of authorized representative
The Government intends to evaluate EOIs based on capability to meet requirements, anticipated tenant improvement costs, and overall best value. Award of a subsequent lease (if pursued) is anticipated on or about November 30, 2026.
Additional Notes to Industry
• New or existing buildings will be considered. If existing, buildings must be capable of meeting VA Vet Center configuration, privacy, and security requirements.

• The Government may conduct a market survey of offered properties.
