General Services Administration is seeking expressions of interest from developers interested in constructing a building of approximately 71,000 rentable square feet in Albuquerque, New Mexico, for lease to the Government for a term of 15-20 years, 10 years firm. The rentable square feet must produce 57,000 to 63,900 ANSI/BOMA usable square feet of space for Department of Homeland Security, Immigration and Customs Enforcement. The Government requires 35 secure parking spaces, 54 designated parking spaces, and 15 visitor parking spaces, along with sufficient parking to satisfy the needs of 176 employees. The space shall have a sallyport of sufficient size to accommodate two 55-passenger buses or six vans. The building, when occupied, shall comply with requirements for Interagency Security Committee Level IV and shall meet the requirements of LEED-NC (Leadership in Energy and Environmental Design for New Construction) Silver level (minimum). GSA has acquired an assignable option for 7.4 acres described as Tract G on the Bulk Land Plat for Mesa Del Sol Innovation Park II, and intends to conduct a two-phase procurement with award of a lease that represents the greatest value to the Government.
