Additional Requirements:


  • At least 80,000 ABOA SF of swing space must be available for occupancy no later than March of 2027. This space must be contiguous and located within the same building as the 365,000 – 401,500 ABOASF total requirement.
  • Space must be contiguous and must be located within a single building in which the federal Government is the sole tenant.
  • A Metrorail Station must be located within 2,640 walk-able linear feet (WLF) from the main entrance of the offered building.
  • Building must meet or have the ability to meet ISC Level IV security requirements, which may necessitate control of all on-site parking.
  • Offered space must be able to accommodate a video wall on the primary entrance level that (i) measures a minimum of 12 feet high and 30 feet wide and (ii) is centrally located within and clearly visible with minimal obstruction from a minimum of 11,894 ABOA SF of office space.  Additionally, the foregoing space must be included within and located adjacent to the 65,000 ABOA SF of 24/7 space referenced below.
  • Base building systems must be able to support 24/7 operations in up to 65,000 ABOA SF during specified periods.
  • The ability to accommodate and provide emergency backup diesel generator power for whole building operations with full redundancy for up to 48 hours continuously.
  • Roof access required for the installation of up to 10-15 various antenna and satellite communications equipment

Offered buildings must be able to meet all Government requirements contained in Prospectus No. PDC-06-WA21, as well as Federal Government and District of Columbia jurisdiction requirements for fire and life safety, security, accessibility, seismic, energy, and sustainability standards per the terms of the RLP and Lease.  The proposed leased space shall be fully serviced.  Offered space shall not be in the 100-year or 500-year flood plain.  Not all minimum requirements are stated in this advertisement.


Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space.  In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.


Expressions of Interest must include the following:


1)   Building name & address;


2)   Contact information and e-mail address of Offeror’s Representative;


3)   ABOA and rentable square feet available for both the total requirement and the swing space (identifying the specific floors and square footage on each, with Common Area Factor) and its condition (shell, or built-out, and if so for whom). Please include an as-built drawing of the swing space.  


4)   Asking rental rate per ABOA and rentable square foot, fully serviced and inclusive of a GSA warm lit shell, a tenant improvement allowance (TIA) of $58.96/ABOA SF, and a BSAC allowance of $40.00 per ABOA SF.


5)   A description of additional tenant concessions offered, if any;


6)   Date building will be ready for commencement of tenant improvements and whether the proposed swing space is currently vacant;


7)   A narrative description of how the offered building plans to accommodate the previously mentioned video wall requirement;


8)   Evidence that the offered space will meet the other specific requirements identified herein;


9)   Offeror’s name and address, and a written statement from Offeror identifying Offeror’s representative and granting authority to provide information on the property;
