HR Holdings, LLC seeks approval to subdivide a 13.59-acre parcel in the Nacimiento subarea of North County, approximately 13 miles west of Paso Robles, into fifty-seven lots for single-family residential development under the Heritage Ranch Village Reserve Line. The proposed development includes fifty-two residential lots ranging from 6,000 to 7,759 square feet, two open space lots, and three drainage basin lots, resulting in a density of approximately 3.82 units per acre. Two vehicle access points will be established off Equestrian Road, with a privately maintained street system providing access to all lots and an emergency access road connecting to Ibis Lane. Drainage basins will be enlarged to approximately six feet in depth to accommodate stormwater management. The development will disturb approximately 11 acres of the site and will be serviced by the Heritage Ranch Community Services District.
