Project CUP220001 involves the construction of a 10,000 square foot commercial boat showroom and an open storage yard facility for Inland Boat Services, located at 24803 Highway 74 in unincorporated Riverside County, California. The facility will feature a one-story pre-fabricated metal building with a standing seam metal roof and insulated panels, containing a sales area, conference hall, four offices, four unisex bathrooms, a storage room, and a shop area. Exterior site improvements include 128 boat storage spaces with 16-foot high racks, a 14-space boat display area, 26 parking stalls, two ADA parking spaces, two EV charging stalls, a 35-foot flagpole, and a perimeter wall consisting of 6-foot high wrought iron and 8-inch CMU. The site will also include extensive landscaping and a mix of pervious surfaces, decomposed granite, and concrete-paved access routes. The project has undergone a comprehensive environmental review under the California Environmental Quality Act, resulting in a Mitigated Negative Declaration certifying that the development will not have a significant environmental impact provided specific mitigation measures are implemented. Key compliance requirements include the filing of a Notice of Intent for a General Construction Permit with the State Water Resources Control Board and the implementation of a Stormwater Pollution Prevention Plan due to the project disturbing more than one acre of land. Administrative oversight is managed by the Riverside County Planning Department, with project planning led by Krista Mason and architectural design by Greg Hann.
