Special Instructions: Home is a 3-bed, 2-bath brick home approx. 1500 sq. ft., shingle roof. Slab on grade. All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved. All work done must meet or exceed 2019 IRC. All applicable licenses apply. It is highly recommended contractor view the job before bidding. Contractor is responsible for all line locates and permits required. Contractor will be responsible for cleanup and removal of all waste and repair yard back to mowing condition. Homeowner/Property Manager will select any/all colors used for the job. Plumbing: Remove and replace tub/shower. Install new low-entry shower base and surround, with Swan-Stone or comparable; must be a minimum of 1/4” thickness. Replace shower handle and mixing valve with Delta or comparable. Install 2 ADA grab bars, adjustable height handheld shower faucet with its own adjustable guide rod apart from the grab bars, and a mounted folding seat. Install a water barrier to help keep water in the shower. FRP will not be accepted as a tub/shower surround. Repair/replace any all drywall, trim, sub and finish flooring, and paint needed due to repairs. Make any needed drywall repairs due to previous leaks. Check the exhaust fan to make sure it is working properly.
