The Irwindale Brew Yard Specific Plan is a regulatory development project by the City of Irwindale, California, aimed at transforming approximately 150.1 acres of land, including former sand and gravel quarries, into a mixed-use industrial and commercial hub. The project is divided into two primary planning areas: Planning Area 1, which allows for up to 3,000,000 square feet of industrial and business park uses, and Planning Area 2, which permits 12,000 square feet of commercial uses. The development includes the construction of buildings, loading docks, parking facilities, and associated infrastructure, with a phased build-out timeline extending from 2027 to 2031. The project is subject to comprehensive environmental review under the California Environmental Quality Act, with a Draft Environmental Impact Report identifying impacts on air quality, greenhouse gas emissions, and transportation. Technical assessments have addressed health risks, noise monitoring, geotechnical hazards, and biological resources, while confirming that mining on the site is economically infeasible. Infrastructure planning includes a preliminary hydrology and low impact development plan, a sanitary sewer capacity study, and a water supply assessment confirming reliability through the City of Azusa. The plan also incorporates strict adherence to ADA compliance, tribal consultation requirements under AB52 and SB18, and fire safety standards mandated by the Los Angeles County Fire Department.

Solicitation # ENV 2025-02
The Harvest Estates Residential Project is a comprehensive land-use development in Kerman, California, managed by the City of Kerman Community Development Department. The project involves the annexation of approximately 88.89 acres from Fresno County into the city limits, incorporating a General Plan Amendment, rezoning, and a vesting tentative subdivision map. The primary development consists of a 180-lot single-family residential subdivision on 31.28 acres, including internal streets, sidewalks, utility improvements, and drainage facilities. Additionally, the project includes a commercial remainder parcel and a 1.1-acre neighborhood park authorized via a conditional use permit, which will feature picnic areas, a shaded play structure for children, lawn areas, and pedestrian paths. The project has undergone environmental review under CEQA, resulting in a Mitigated Negative Declaration and a subsequent Notice of Determination certifying that the project will not have a significant effect on the environment. Key administrative actions include the detachment of approximately 38.93 acres from the Kings River Conservation District as approved by Fresno LAFCo. The development is bounded by West Nielsen Avenue to the north, North Del Norte Avenue to the west, West Whitesbridge Road to the south, and North Vineland Avenue to the east. Project coordination is led by City Manager John Jansons and the Community Development Department, with technical support from Precision Civil Engineering.
