AI Contract Overview
The U.S. Government is seeking information from potential lessors of nonresidential office space in St. Louis, Missouri, to replace existing leased premises that are set to expire. Approximately 4,135 square feet of office space is required to meet the operational needs of a military recruiting facility, with preference given to alternatives that offer economic advantages over relocation. The Government will evaluate potential spaces based on their ability to satisfy functional requirements while accounting for associated relocation costs, including physical moving expenses, replication of tenant improvements, telecommunications infrastructure, and potential agency downtime. All proposed spaces must comply with the stringent construction and security standards outlined in the FY26 Construction & Security Specifications for Military Recruiting Facilities, which mandate adherence to federal, state, and local codes, require prior Corps of Engineers approval for design deviations, prohibit certain telecommunications equipment per the 2019 National Defense Authorization Act, and enforce HVAC, energy efficiency, and engineering coordination requirements. A detailed floor plan provided as a reference illustrates the spatial configuration, including dedicated offices, restrooms, storage, test rooms, and technical installations such as CCTV and wiring systems, to guide prospective lessors in aligning their offerings with established facility benchmarks. The lease must incorporate all standard federal clauses as defined in GSA Form 3517B, covering subletting restrictions, non-disturbance provisions, maintenance obligations, cybersecurity compliance, labor standards, audit rights, and attornment provisions, ensuring the government retains full control and legal protections over the leased space. Proposals must be submitted to Kathy Cherrito at the U.S. Army Corps of Engineers by the deadline of July 14, 2026, with follow-up inquiries directed to either Kathy Cherrito or Mark E. Gellings, and the solicitation is issued under contract number DACA415270000200 under NAICS code 53112 for lessors of nonresidential buildings.

Full Description
The US Government currently occupies office and related space in a building under lease in St. Louis, MO that will be expiring. The Government is considering alternate space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The amount of square footage needed is approximately 4,135 square feet. Information should be sent to Kathy Cherrito, at Katherine.a.cherrito@usace.army.mil, 816-772-5413.
