The Mesa Verde Specific Plan Area 2 Amendment 2 Project, managed by the City of Calimesa in Riverside County, California, involves the development of approximately 1,463 acres of undeveloped land. This project serves as an amendment to the previous Area 2 Amendment 1 and authorizes the construction of up to 3,650 residential units across various density zones, ranging from high to low residential. Additionally, the plan permits up to 4.44 million square feet of building area for a business park supporting industrial, logistics, office, and educational uses, as well as 300,000 square feet of commercial and mixed-use space. The development will also include two school sites, public and private parks, an internal trail network, and essential utility infrastructure. To support the project, off-site improvements for utility connections, fuel modification, and roadway infrastructure are required, specifically including the redevelopment and widening of County Line Road within the existing 60-foot to 80-foot right-of-way. The project received official certification via a Notice of Determination on September 21, 2026, following a Negative Declaration under the California Environmental Quality Act, which concluded that the project will not have a significant effect on the environment. Primary points of contact for the project include Planning Director Kelly Lucia and Vice President of Development David Graves.

Port of the Islands Property - Development or Disposition
Solicitation # 26-8679
Collier County is seeking proposals through Invitation to Negotiate 26-8679 for the development or disposition of the Port of the Islands Old Hotel property, a 6.86-acre vacant residential parcel located at 12323 Union Road in Naples, Florida. The property is zoned Residential Tourist, allowing for tourist accommodations and multi-family uses with a standard density of 16 units per acre, though it may be eligible for up to 25 units per acre under Florida law. The County has established two distinct submission paths: Track A for the development of affordable housing via a ground lease using private and external funding, and Track B for the outright fee simple acquisition of the property for private development. The selection process is a policy determination made by the Board of County Commissioners based on overall public benefit, financial return, deliverability, and best value, rather than price alone. Internal appraisals have estimated the property's market value between 3.25 million and 3.42 million dollars. Proposers must submit electronically and include mandatory certifications regarding conflicts of interest, immigration compliance via E-Verify, and vendor declarations. Requirements include a proposal bond equal to 5 percent of the cost proposal, and for projects exceeding 200,000 dollars, performance and payment bonds of 100 percent of the contract amount are required. Following several extensions, the final response deadline is November 12, 2026.
