The project entails construction of a 51,720-square-foot facility incorporating both production and hospitality functions along with a 1,509-square-foot covered crush pad, a 20-foot-wide access driveway, and grading for 50 parking spaces to accommodate visitors and employees. A new groundwater well and a Non-Transient Non-Community Water System will be installed to serve the site, alongside a wastewater treatment system capable of handling both process and domestic wastewater, potentially including a 30,000-gallon storage tank. The winery will operate with 25 full-time and 10 part-time employees and implement a marketing program to support operations. On-premises wine consumption, guided tours, and tastings will be offered by appointment seven days a week, with a daily capacity of up to 150 guests and a weekly maximum of 600 guests. All activities are subject to compliance with Napa County’s Agricultural Watershed and Agricultural Resource zoning codes, and environmental impacts have been addressed through a Mitigated Negative Declaration under the California Environmental Quality Act, ensuring adherence to regulatory standards and mitigation measures. Performance is restricted to the designated parcel, with final acceptance vested in the Napa County Planning, Building, & Environmental Services Department, and no federal contracting provisions, pricing data, or procurement mechanisms apply to this local land use permit.
