PLN23-0150 Fitwell Health Project

The PLN23-0150 Fitwell Health Project involves the two-phase development of an 8.27-acre site in Menifee, Riverside County, California. Phase 1 consists of a 69,618-square-foot building, approximately 54 feet in height, which will house a fitness center, multipurpose center, and museum. Phase 2 is planned for future development and will include a 16,616-square-foot two-story office building. The project includes comprehensive site improvements such as landscaping, drainage enhancements, and the installation of water and sewer lines connecting to facilities on Haun Road. Total parking for the project is 468 spaces, featuring a mix of standard, ADA, ADA van, and electric vehicle charging and capable spaces. The project is subject to the California Environmental Quality Act (CEQA), with a Mitigated Negative Declaration indicating no significant environmental effects. Extensive technical assessments have been completed, including a Phase I Environmental Site Assessment, geotechnical and infiltration feasibility studies, and a Transportation Impact Analysis forecasting 2,376 daily trips. The construction schedule begins with grading in October 2025, followed by building construction through November 2026, and concludes with architectural coating in late 2026. Special requirements include strict protocols for the discovery of human remains and the submission of cultural and paleontological monitoring reports to the City of Menifee.
