Prequalification - Bldg. 26 A, B, C & D Exterior Paint Project

Buildings 26A, 26B, 26C, and 26D have not undergone a comprehensive exterior repainting program in more than fifteen (15) years. During this time, the exterior stucco surfaces have been subjected to prolonged weather exposure, resulting in significant deterioration, including cracking, chipping, surface erosion, and localized damage of varying severity throughout the complex. These conditions negatively impact the appearance of the facility and increase the risk of moisture intrusion, which can accelerate the deterioration of building materials and compromise the integrity of the exterior envelope. In addition to the stucco surfaces, painted concrete elements such as planters, architectural columns, and other exterior features exhibit extensive coating failure, fading, peeling, and surface degradation. Field observations indicate that some of these areas may not have received adequate surface preparation during previous painting projects, contributing to premature coating failure. Restoration of these surfaces will require thorough preparation, including cleaning, sandblasting, removal of failing coatings, repair of damaged substrates, application of appropriate primers, and installation of new protective paint systems. The purpose of this project is to restore, preserve, and protect the exterior surfaces of the Building 26 complex through comprehensive surface preparation, repairs, and repainting. The work will improve the overall appearance of the facility, extend the service life of exterior building components, reduce long-term maintenance costs, and protect the District's investment in this prominent campus asset. Timely rehabilitation of the building envelope is necessary to prevent further deterioration and avoid more extensive and costly repairs in the future. The drawings, elevations, details, and related project documents are provided for estimating and bidding purposes. It is the responsibility of the General Contractor to thoroughly review all project specifications, drawings, field conditions, and related documents to fully understand the scope of work and accurately determine all labor, materials, equipment, and services required for complete project execution.
