Real Estate Lease- Henrico

The Commonwealth of Virginia Department of General Services, on behalf of the Department of Social Services, is soliciting proposals for approximately 1,000 usable square feet of commercial office space for the Division of Licensing Programs. The required space must be located in the West End of Henrico County, Virginia, specifically within a five-mile radius of the DSS headquarters. Proposals are due by October 12, 2026, at 4:30 PM ET. The requested lease term is 120 months, with the tenant seeking two additional five-year renewal options upon six months' notice. The selected premises must be ADA compliant and meet specific environmental and facility standards, including a minimum of 13 parking spaces, temperature controls between 68 and 74 degrees Fahrenheit, and compliance with Virginia MEP code 62.1 for ventilation. Landlords must warrant that the space is free of hazardous materials such as asbestos and lead-based paint. Payment will be made in arrears, and no security deposit will be provided.
