Real Estate Lease- Roanoke

The Commonwealth of Virginia Department of General Services is soliciting proposals for the lease of approximately 1,300 usable square feet of commercial office space in Roanoke, Virginia, to be occupied by the Department of Social Services, Division of Licensing Program. Proposals are due by October 20, 2026, at 4:30 PM ET. The lease agreement includes two five-year options to renew, and the evaluation of proposals will be based on lease costs, location suitability, the ability of the premises to meet operational needs, and other quality factors. Preference may be given to facilities that are within a quarter mile of public transit, hold LEED or Energy Star certifications, or offer high pedestrian and bicycle accessibility. Key facility requirements include a minimum of 11 parking spaces, ADA compliance, and a certified sprinkler system. The landlord must provide a refurbishment allowance for new flooring and paint, maintain HVAC temperatures between 68 and 74 degrees Fahrenheit, and grant access for telecommunications installations. Landlords must certify that the premises are free of friable asbestos, lead-based paint, and other hazardous materials. Rent and additional charges will be paid in arrears, subject to the availability of funding appropriated by the General Assembly. All negotiations must be conducted through the Department of General Services or JLL.
