Full Description
This announcement constitutes the only solicita-tion; proposals are being requested and a writ-ten solicitation will not be issued. **PLEASE SEE ADDITIONAL DOCUMENTS FOR MORE DETAILS ON THE REQUEST FOR LEASE PROPOSALS**
A. The Government is seeking a minimum of 1,600 (rentable) to a maximum of 2,200(rentable) of American National Standards Institute/Building Owners and Managers Association (ANSI/BOMA) Office Area (ABOA) square feet (SF) of contiguous space within the Area of Consideration set forth below.
B. The Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the LCO.If not a new Building, the Space Offered shall bein a building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences.
C. The Government requires a minimum of 20 surface/outside parking spaces, reserved for the exclusive use of Government employee parking.In addition, 5 parking spaces will be needed for the exclusive use of parking Government owned vehicles. These spaces must be secured and lit inaccordance with the Security Requirements set forth in the Lease. Offeror shall include the cost of this parking as part of the rental consideration.
D. The lease term shall be 1 Year Firm with 4 One-Year Option Periods thereafter (full service lease pricing to include utilities), with Government termination rights, in whole or inpart, effective at any time after the Firm Term ofthe Lease by providing not less than 30 days' prior written notice. ** CLARIFICATION: TheGovernment will entertain lease terms otherthan full service.
E. Occupancy is required in accordance with the schedule outlined in the Schedule for Completion of Space paragraph under the Lease. AREA OF CONSIDERATION: The Government request space located within ZIP CODES: 77640,77619, 77651, 77611, 77627 and 77705. INITIALOFFERS DUE BY 06/30/2026.
