AI Contract Overview
The U.S. Government, through the Department of Defense’s W2SD Endist Baltimore office, is conducting market research to identify potential sources for a single, dedicated facility to support warehouse, logistics, office, and outdoor storage operations. The desired site must provide single-tenant occupancy and operational control, with approximate dimensions including 34,000 to 36,500 square feet of building space—comprising 27,000 to 30,000 square feet of warehouse area and 5,000 to 6,500 square feet of office space—alongside 37,000 to 42,000 square feet of contiguous, fully or near-fully paved outdoor yard suitable for heavy industrial traffic and 53-foot tractor-trailer movements. The warehouse must feature a clear height of 25 to 32 feet, a minimum of three high docks, at least one ground-level drive-in, and a covered loading area. Infrastructure requirements include industrial-scale utilities, fire sprinkler protection preferably designed as ESFR or upgradable to such, and capacity for telecommunications expansion. The facility must be located within a 30-mile radius of BWI or IAD airports, within the greater Houston metropolitan area, or elsewhere along the East or Gulf Coast with efficient access to major seaports or international airports. The Government is open to various transaction structures including lease, purchase, lease with option to purchase, or build-to-suit arrangements, and does not require the property to fully meet specifications as-is if modifications or redevelopment can reasonably bring it into compliance. Properties slightly outside the stated size ranges may still be considered if they satisfy operational needs. Responses are due by June 5, 2026, at 5:00 P.M. Eastern Time, and must be submitted via the designated Smartsheet portal or by email to the designated point of contact. Respondents are expected to provide detailed property information including location, site and building specifications, zoning status, utility capabilities, and available pricing estimates for lease or purchase, along with supporting materials such as site plans, floor plans, aerial images, and photographs. The solicitation number is DACA31-R-26-0906, and the applicable NAICS code is 531120—Lessors of Nonresidential Buildings (except Miniwarehouses). Full Description
The U.S. Government is conducting market research to identify potential sources for warehouse, office, and outdoor storage space.
The Government is seeking information on existing, available industrial properties, as well as properties capable of modification, redevelopment, or build-to-suit delivery, that may support warehouse, logistics, administrative office, outdoor storage, truck circulation, parking, and related mission operations.
The anticipated requirement is for one facility where the Government can obtain single-tenant occupancy and operational control of the building, required outdoor yard, parking, circulation, and related site areas. Approximate requirements include 180,000 SF (±5%) of total site area, approximately 34,000 to 36,500 SF of total building area, consisting primarily of approximately 27,000 to 30,000 SF of warehouse space and approximately 5,000 to 6,500 SF of supporting office space, and approximately 37,000 to 42,000 SF of mostly contiguous paved outdoor yard area.
The Government is primarily interested in properties located within approximately a 30-mile radius of Baltimore-Washington International Airport (BWI), within approximately a 30-mile radius of Washington Dulles International Airport (IAD), within the greater Houston, Texas metropolitan area, or in other East Coast or Gulf Coast locations that provide direct or efficient access to major seaports and/or international airports. The Government is seeking one site; the multiple areas of consideration are included for market research purposes only and do not indicate an intent to select multiple locations.
The Government may consider properties available through lease, purchase, lease with option to purchase, build-to-suit lease, or other transaction structures. Properties do not need to meet all requirements as-is, provided they can reasonably be modified, improved, or configured to meet the Government’s operational needs. Properties modestly outside the stated site, building, or yard size ranges may still be considered if they otherwise meet operational needs.
