RFQ for Renovations and Addition to the Greenbelt Museum

The City of Greenbelt is seeking a General Contractor for the renovation and expansion of the Greenbelt Museum located at 10-A and 10-B Crescent Road in Maryland. The project focuses on converting the property at 10-A Crescent Road into a dedicated Education and Visitor Center to enhance accessibility, collections care, and operational efficiency. Scope of work includes the construction of an addition for a gift shop, restroom, and ticketing functions, the restoration of original exterior facades, and the installation of new MEP systems, interior partitions, and casework. Additionally, renovations to the house museum at 10-B are limited to the installation of new mini-split heat pump units. The estimated total cost of the work is between 600,000 and 800,000 dollars. The procurement process is a Request for Qualifications to pre-qualify contractors for a subsequent Request for Proposal phase. The City intends to award the contract based on best value, with a selection date of February 1, 2027. Qualified firms must have completed at least two projects of similar size and scope and must provide credentials for key personnel. The agreement is governed by AIA Documents A101-2017 and A201-2017, and requires a payment and performance bond, a current certificate of insurance, and a commitment to the City and State's Livable Wage Policy. Progress payments are managed through applications submitted to the Architect, who also serves as the Initial Decision Maker. Final payment is issued within 30 days of the Architect's final certification.
