Salt River Apartments Development – Architectural Design & Building Engineering Services

The Salt River Pima-Maricopa Indian Community is soliciting proposals for full architectural and engineering design services for the Salt River Apartments Development, a proposed 60-unit affordable multifamily housing project located near Montecito Avenue and Country Club in Arizona. The project is divided into two primary phases: a Preliminary Phase focused on producing floor plans and exterior elevations for a Low-Income Housing Tax Credit (LIHTC) application, and a Detailed Phase that is contingent upon the community receiving the LIHTC award. All designs must adhere to the 2027 Arizona Department of Housing Qualified Allocation Plan Design Standards, SRPMIC building codes, 2010 ADA Standards for Accessible Design, and various safety codes including NFPA and International Swimming Pool and Spa Code. Evaluation is based on a point system considering similar projects, mitigation measures, schedule capacity, design approach, BIM/Revit proficiency, and fee proposals, with additional preference points awarded to verified Community Member-Owned and Native American-Owned businesses. The selected consultant must provide Arizona Board of Registration licensure and obtain SRPMIC licensure and insurance. Invoices are processed through the Community's Vendor Portal with a 30-day payment term, and the contract allows for termination for convenience by the Community with 14 days' notice.
