THIS IS A SOURCES SOUGHT ANNOUNCEMENT to conduct market research and determine industry interest. If a solicitation is released, it will be synopsized and posted at www.sam.gov. The Government will make the final determination for this acquisition based on the results this market research and the information available to the Government from other sources.

The Architect of the Capitol (AOC) is issuing a Sources Sought Announcement to gather industry information and interest regarding an anticipated Single-Award Task Order Contract (SATOC) Indefinite Delivery/Indefinite Quantity (IDIQ) for construction projects including repair, alterations, and renovation services, with major work in Mechanical/HVAC, in support of the Capitol Complex facilities management.
This announcement is to determine the interest, availability, and capability of firms to perform the work described above. The solicitation is scheduled to be issued in/around November/December 2026. The IDIQ will have an estimated capacity of $250,000,000 with a one (1) year base period and nine (9), one-year option periods.
PROJECT OBJECTIVES
The Contractor shall be responsible for providing the necessary labor, material, equipment, incidentals, project management, supervision, quality control, transportation, insurances, taxes, coordination of tasks, and safety services under the IDIQ Contract. Task Orders issued under this contract will have a major components related to MEP/HVAC, however, may not be limited to MEP/HVAC. Initial Task Order to be performed is TBD. Possible tasks orders may be for air handling and load modifications (issued as phases, i.e., Phase 1, Phase 2, etc. would each be a separate task order); recording studio ventilation; and building heating replacement. Task Orders may be concurrent or consecutive.
INTERESTED PARTIES
Interested firms should submit a capabilities package to include their qualifications and experience with performing mechanical projects with of a similar nature. Please indicate what qualifications, certifications, or past experience uniquely qualifies the offeror's firm to perform the above work. Please indicate the team of potential subcontractors that would be used to support the offeror's effort.
Responses are limited to 10 pages. Responses are due August 7, 2026, by 5:00 PM (Eastern) and should be addressed to Michael Hoover, AOC Contracting Officer via email at michael.hoover@aoc.gov. The Government will not pay for any material provided in response to this Sources Sought nor return the data provided.
This is not a request to be placed on a solicitation mailing list nor is it a Request for Proposal (RFP) or an announcement of a solicitation. Responses to this notice are not offers and cannot be accepted by the Government to form a binding contract. The results of this Sources Sought will be in effect for a period of one year from the date of this notice.
