The Housing Authority of the Cherokee Nation is seeking a qualified contractor to perform a turnkey demolition and construction project for a single 2-bedroom, 1-bathroom replacement home at 506 Mulberry, Afton, Oklahoma, to replace Unit #13674. The existing structure, approximately 1,200 square feet, must be fully demolished and disposed of at a legal dump site, including utility disconnection, followed by the construction of a new residence with a garage, all to be completed within 120 work days from the Notice to Proceed. The project requires full compliance with Davis-Bacon wage rates, Energy Star certification for all HVAC systems, water heaters, and appliances, and ADA-compliant features including lever knobs, low-range burner controls, and a roll-in shower. The roof must be clad with Class 4 impact-rated asphalt shingles. The home site must be left free of debris, with a treated 1-foot perimeter around the structure and a final termite certification submitted upon completion. All work is subject to inspection and acceptance by the Housing Authority’s designated inspector, and final payment of 40% of the contract value is contingent upon submission of as-built drawings, final Davis-Bacon payrolls, lien releases, appliance serial numbers, utility account numbers, and a 7-day slab break certification.
