The Cherokee Nation Housing Authority is soliciting bids for the rehabilitation of a single-family home located in Mayes County, Oklahoma, identified as Unit 14275, built in 1974. The work involves complete roof replacement, including removal of existing materials and installation of new 1/2" plywood sheathing with 5% waste allowance, 26-gauge coated steel ribbed metal roof and wall panels with 10% waste, metal ridge cap without venting with 10% waste, aluminum roof-to-wall flashing with 5% waste, and 15-lb. felt vapor barrier, along with minimum charge adjustments for soffit and fascia. The contractor must be a certified licensed roofer who self-performs all work and must verify all measurements, conditions, and quantities prior to bidding. The project must be completed within three working days after issuance of the Notice to Proceed, and work must begin no later than two weeks after notification; failure to meet these deadlines incurs liquidated damages of $100 per working day of delay. The successful bidder must carry general liability, auto, and workers’ compensation insurance, with the Housing Authority of the Cherokee Nation named as certificate holder, and must submit original insurance certificates and a core crew list within three days of award. Payment is made in a single 100% payment upon submission of the Statement of Completion, formal inspection approval by the HACN inspector, and submission of all required closing documents. The contract is subject to audit rights by HACN, HUD, or the Comptroller General for three years after final payment. All contract modifications must be in writing and authorized solely by the Contracting Officer.
