The Applicant is requesting approval of a Special Use Permit (PSP26-047) to allow an second residence, exceeding 1,200 square feet (sqft), on an existing 7.52-acre parcel located at 31650 Road 160 Visalia, Ca 93292 (APN: 108-090-060). The property is located in the AE-20 (Exclusive Agricultural – 20 Acre Minimum) Zone, within the Rural Valley Lands Plan, and has a General Plan land use designation of Valley Agriculture. The project site contains two SFD’s (a 1716sqft mobilehome and a 4,839 sqft SFD w/ 534 sqft patio, 145 sqft porch, 747 sqft breezeway, 874 sqft garage & 461 sqft carport), two septic systems (A2201748) and there are no permit records for the other septic system), a domestic well (A2302308), a 40’x80’ ag storage structure for personal use (A2203487), and a 18kw ground mount solar system (A2600094), onsite. The proposed project would authorize one additional residence for the property owners and/or their family and would not authorize expansion of any agricultural operations, or any other use unless separately reviewed and approved by the County.
