SP00286A09 is a proposal to change the land use designation of the current Planning Area 36 from Commercial Retail (CR) to 9.5 acres of Medium High Density Residential (MHDR) and create a new Planning Area No. 55 and designate as High Density Residential (HDR). The Specific Plan Amendment also reallocates unbuilt units from built-out Planning Areas in the Specific Plan to Planning Areas 36 and 55, and includes other updates throughout the Specific Plan to reflect the proposed changes to Planning Areas 36 and 55. CZ2400019 is a proposal to modify and establish the Planning Area boundaries of Planning Areas 36 and 55 to be consistent with SP00286A09, and to modify the permitted uses and development standards for Planning Areas 36 and 55 in the Specific Plan Zoning Ordinance.
