the request is a Tentative Parcel Map, which proposes to divide an approximate
20.12-acre (gross) parcel into four (4) parcels ranging in size from 5-acres (gross) to 5.12-acres (gross) parcels. The project requests Development Variations to the Land Division Ordinance to authorize private access where public access is required, per Section 18.55.030.A.5.f and a 20-footwide access easement where a 40-foot half-width easement is required, per Section 18.55.050.B.1.c. Along with requesting the approval of a Limited Design Variation to allow Key (reverse corner) lots, per Section 18.55.050.F.6. of the Land Division Ordinance. Staff notes that a change in Zone Classification is also under review by the Current Planning Unit (PLN24-00090).
