The Ranch 10709 Cow Creek Road

Tranquil Shores, LLC is requesting competitive proposals from qualified contractors for site improvements and construction of a fire riser room addition at The Ranch, located at 10709 Cow Creek Road in Travis County, Texas. The work generally includes demolition; clearing; erosion and sedimentation controls; excavation, embankment, grading, and subgrade preparation; vegetated filter strips and site stabilization; concrete driveway expansion and pavement markings; gabion channels, storm-drain piping, inlets, junction boxes, and related drainage improvements; domestic-water and fire-water piping; electrical trenching outside the water plant security fence; and construction of an approximately 13-foot by 14-foot fire riser room addition, including its assigned architectural, structural, electrical, mechanical, and utility-interface work. The selected contractor will coordinate its work with the Owner’s separate public-water-system, water-storage-tank, OSSF, fire-sprinkler, and fire-alarm contractors. The allocation of responsibilities and applicable exclusions are identified in the RFP package and Responsibility Matrix. This is a private, best-value proposal process. Selection will consider price, relevant experience, proposed team and subcontractors, schedule, completeness of the proposal, understanding of the work, and ability to coordinate with the Owner’s separate contractors.
