U.S. GOVERNMENT SEEKS TO LEASE SPACE IN TOPEKA, KS

The General Services Administration is seeking to lease approximately 5,239 to 5,500 square feet of contiguous office space within the city limits of Topeka, Kansas, under a long-term lease spanning 180 months with a firm term of 60 months and a one-time option to extend for an additional five years. The space must be fully serviced, accessible 24 hours a day, seven days a week, 365 days a year, and capable of supporting a high-density file system through adequate floor load capacity. The property must include 25 total surface parking spaces, with 10 reserved, secured, and fenced for government use, and allow for truck and trailer maneuverability within the parking area. The building cannot be located in an area classified as high crime by local law enforcement and must be outside the 1-percent-annual chance floodplain. It must comply with all federal standards for fire safety, accessibility, seismic resilience, and sustainability. The space must meet ANSI/BOMA office area (ABOA) measurements, with rental rates broken down into shell and operating expense components, and must include all utilities, maintenance, and services necessary for full operation. Respondents must provide building ownership details, energy efficiency metrics including Energy Star certification if applicable, a detailed list of building services, and a one-eighth inch scale floor plan or marketing brochure. Parking costs must be clearly stated and included in the rental rate. Expressions of interest must be submitted by July 23, 2026, to Bruce Keyes at bruce.keyes@gsa.gov, and must include Solicitation #2KS0140, along with documentation proving authorized representation if applicable. Entities must also comply with Section 889 of the NDAA regarding prohibited telecommunications equipment. The estimated occupancy date is August 31, 2028, following a market survey scheduled for August 20, 2026.
