The United States Government seeks to lease warehouse space consisting of approximately 28,750 rentable square feet, yielding 25,000 ANSI/BOMA usable square feet in Dallas, Texas within the following delineated area: North: Airport Freeway Route 183; W. Mockingbird Lane South: University Drive Route 380; Route 121 and W. Northwest Highway Route 26 East: Route 121; Route 114; I-35E; I-288 Loop West: Preston Road Route 289 The proposed lease is for ten (10) years and should be fully serviced. Space must be ready for occupancy no later than August 1, 2008. The Government requires five (5) on-site parking spaces for government vehicles available at no cost. Building offered for consideration must be of sound and substantial construction. The offered space must meet Government requirements for Americans with Disabilities Act (ADA) Requirements. The offered space must meet the most recent edition of the building and fire code of the local jurisdiction in which the building is located or NFPA 101, Life Safety Code, whichever is more stringent. Any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building ownership. Sub-leases are not acceptable. The offered space must be fully air conditioned 24 hours daily, 7 days a week, including holidays.
