The U.S. Government is currently leasing retail space in a building and is open to considering alternative locations if they prove to be more cost-effective. The decision will be based on factors such as the availability of suitable space within a designated area, the costs associated with relocating—including physical move expenses, replication of tenant improvements, and telecommunication infrastructure—and minimizing agency downtime. The government seeks two full-service leases for approximately 2,400 and 3,200 rentable square feet to serve as Armed Forces Career Centers, with lease terms not exceeding five years and including government termination rights. The preferred locations are within specified areas in Little Rock and North Little Rock, near major intersections and along key streets, with on-site parking for up to ten government vehicles available 24/7. Interested parties, including building owners and their representatives with exclusive rights to lease or represent the property, are encouraged to respond by December 20, 2024. Responses must include proof of exclusive representation, such as an exclusivity agreement or listing contract. The space must meet the government’s requirements outlined in the lease terms. For further information or to submit responses, inquiries should be directed to LaTasha Rideout, a Realty Specialist with the U.S. Army Corps of Engineers, Little Rock District, via email or phone.
