The U.S. General Services Administration (GSA) is seeking to lease office space in New York City within a specifically delineated area encompassing portions of Manhattan, bounded roughly by Eighth Avenue, West 48th Street, Third Avenue, and other major streets forming a detailed perimeter. The required space is between 24,733 and 25,970 ANSI-BOMA office area square feet (ABOA), classified as Class A office and related space, with no parking spaces included. The lease term spans 60 months, with an initial firm term of 36 months. The building must be located within a quarter-mile walking distance to accessible public transportation, and the space cannot share floors with Department of Homeland Security or other law enforcement offices due to the sensitivity of agency operations and visitor considerations. The Government intends to assess the renewal of an existing lease at 33 Whitehall Street, covering 39,721 rentable square feet yielding approximately 24,733 ABOA square feet, with the renewal term running from September 18, 2026, through September 17, 2031. Responses will inform a cost-benefit analysis comparing the option to renew against relocating to alternative spaces. Factors such as relocation costs, tenant improvements, telecommunications infrastructure replication, and employee downtime will influence this decision. Interested parties are advised to consider telecommunications restrictions under Section 889 of the FY19 NDAA and to submit expressions of interest by June 10, 2026. Government contacts and brokers are specified for inquiries, and entities are encouraged to register in the System for Award Management to participate in the leasing process.
