The General Services Administration has awarded a succeeding lease for office and warehouse space located at 2202 Monterey Street, Fresno, California. The contract provides approximately 22,303 to 22,870 rentable square feet, yielding 21,435 ABOA square feet of office space. The lease term is 15 years in total, with a firm period of 10 years commencing on March 1, 2025. This was a non-competitive, sole-source award conducted under 41 U.S.C. 3304(a)(1) and GSAR 570.402, as the government determined that the costs associated with relocating and replicating the facility's specialized infrastructure would result in substantial duplication of costs. The facility is equipped with mission-critical infrastructure, including three custom laboratories with dedicated ventilation and drainage systems, a secured IT room, training classrooms, 2,737 square feet of warehouse space, and a 6,540 square foot secured yard with perimeter fencing. Additionally, the space features raised access flooring and seismic upgrades compliant with GSA standards. As part of the agreement, the lessor will perform shell upgrades to the building at no cost to the government. The lease is structured as a Triple Net (NNN) arrangement, with the government assuming costs for property taxes, insurance, and maintenance.
