Williams Tower I 4th Floor Buildout

Cherokee Nation Businesses is seeking qualified general contractors to perform the demolition and complete buildout of approximately 18,868 square feet of office space on the 4th floor of Williams Centers Tower I located at 1 West 3rd Street in Tulsa, Oklahoma. The project requires comprehensive removal of existing interior elements including walls, doors, ceiling tiles, lighting, and selected paint grids, with an allowance provided for repair, replacement, and painting of the ceiling grid. The buildout phase includes installation of sound-insulated metal stud wall framing, glass partitions, new and reused door frames, fire-rated glass entry doors and sidelights, fixtures, millwork, and a sound masking system. Restrooms must be renovated to match the current building standards established by the 16th-floor finish package. All mechanical, electrical, and plumbing work must be coordinated with building engineers to locate utilities and secure necessary permits from the City of Tulsa, with MEP subcontractors directly responsible for permitting. Low voltage cabling must be installed using CAT 6 Panduit systems by a Panduit Certified subcontractor, and all fire alarm and suppression services must be performed exclusively by Elite. The project must adhere strictly to the drawings and specifications provided by Ethos Architects and include a detailed schedule with milestones culminating in a firm completion date of December 21, 2026. Final as-built drawings must be submitted to Cherokee Nation Businesses upon project closeout. Proposals must be submitted as a lump sum covering all labor, materials, and associated costs, inclusive of TERO fees.
