Expressions of Interest Sought U.S. Department of Veterans Affairs The Department of Veterans Affairs currently occupies office and related space in a building under lease in Flowood, Mississippi, that will be expiring October 31, 2016. State: Mississippi City: Flowood Delineated Area*: " North: Lakeland Drive (Rte. 25) " South: Flowood Drive (Hwy 468) " East: Treetops Blvd. " West: Interstate 55 Minimum Required Net Usable Square Feet: 9,995 Space Type: Office Parking Spaces (Total): A minimum of sixty (60) spaces Full Term: 5 Years plus 5 one (1) year options Firm Term: 5 Years Additional Requirements: " Must be within the Delineated Area per attached map " Offered space must be contiguous on a single floor; " Space preferred to be on ground floor, however may be considered if higher floors are served by two (2) functioning elevators at all times; " Space must allow efficient use, including configuration; " A fully serviced lease is required; " Janitorial services to be provided between the hours of 7:00 AM and 5:00 PM; " Lessor to provide TI Allowance per Request for Lease Proposal. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for, patient, and employee safety, fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Offered space shall not be in the 100 year flood plain.
