The rentable space must yield a minimum of 4,153 contiguous net usable square feet (NUSF). The lease term requirement is for twenty (20) years. After the 5th anniversary of the commencement of the term of the Lease, the Government, at its sole discretion may notify the Lessor of the early termination of the Lease by giving at least 90 days written advanced notice to the Lessor. The space must be available for occupancy by 05/01/2020. The delineated area is stated above. Other applicable requirements include: Sixteen (16) VA dedicated parking spaces Full Service Lease Requirement (not limited to: all utilities, janitorial service(s), alarm monitoring, landscaping, pest control, full property maintenance and snow removal). The Government is seeking Service Disabled Veteran Owned or Veteran Owned Small business interests. Responses to this sources sought notice will determine how this procurement may be set-aside, in accordance with 38 U. S. C. 8127(d). Include whether expected rental rate includes the cost of the required Government parking (if any).
