Synopsis: Department of Veterans Affairs (VA) Competition for Lease Location. This is a Sources Sought Notice for further information please contact Bob Wesp at contact@example.gov. General Information: The Department of Veterans Affairs is seeking up to 7,866 net usable square feet in the St. Louis, Missouri Metropolitan area for a Laundry Distribution Annex. The VA is conducting a competition for space and will locate this center in the most advantageous location for the Government. The Location, Present Layout, its alterations and other factors will be considered when determining whether the space identified by offerors is appropriate. The offered space shall be located on the first floor and provide between 7,600 to 7,900 NUSF of contiguous space. The VA is requiring a minimum of 18 on-site parking spaces, 3 of which are marked as handicapped. The lease terms will be for up to 10 years with termination rights for the Government after 5 years with a 180 days written notice to the lessor. Occupancy required December 1, 2011. The acceptable site will be existing office space which could easily be modified to meet the VA's need. The Government will also accept build-to-suit offers. To be considered the property/space must be within or bordering a seven mile distance of the address: 1 Jefferson Barracks Drive, St. Louis, MO 63125. The East boundary is the Mississippi River and the property must be located in the state of Missouri. Distance will be measured as the crow flies. Offers must provide evidence that properties are outside the 100 year flood plain and evidence that their location is within the required seven mile distance, in the state of Missouri. The VA staff will conduct a market survey (site visit) during the week of April 11th, 2011 of properties offered for lease. Please provide the following in your package: 1) Site location (physical location of property); 2) Property description; 3) Total square footage; 4) Site condition; 5) Floor plans-if available; 6) Pictures if available.
