The Department of Veterans Affairs Caribbean Healthcare System is seeking to extend or replace its lease for 6,075 net usable square feet of contiguous office space currently occupied by its Community Based Outpatient Clinic in Guayama, Puerto Rico. The existing lease is expiring, and the government is evaluating whether to remain in the current location or relocate to alternative space if it is more cost-effective. The leased premises must provide adequate parking for 38 vehicles, including at least 3 ADA-compliant spaces, and be located outside of the 100-year flood plain within a specifically delineated geographic area in Guayama. The lease term may be up to 10 years with a firm 5-year minimum, and the new occupancy must begin by October 1, 2013. Interested property owners or their authorized representatives are invited to submit details demonstrating compliance with the government’s requirements, including proof that the property is outside the flood plain, location details, parking availability, cost proposals broken down by base rent and operating costs, and the space’s availability date. The government will consider relocation costs such as moving expenses, tenant improvements, and downtime in its evaluation but is legally constrained to pay no more than the fair market rental value for the space.
