Submissions by other than the owner or manager of a property must be accompanied by a letter from the owner granting permission to make a general offering of the space. The delineated area is the Central Business District for the City of Roanoke, VA. Secure parking is required with a minimum of twenty-two (22) reserved, structured spaces to be included in the lease. The property can not be located near residential housing, schools, or day-care facilities. Space must meet the Federal Government's standards for fire safety and fully ADA accessible. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. New construction and subleases will not be considered. Lease term is ten (10) years, five (5) years firm. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EST, February 28, 2006.
