LOCATION: Space must be located on or inside the delineated area bounded North, South, East and West by the I-77 to I-277 loop. Space must be located outside of the flood plain area. Residential and Industrial areas are unacceptable. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Building Owners must be able to certify that locations are without the presence of asbestos containing materials. REQUIRED: All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. TERM: Space must be available for occupancy by October 1, 2006. Lease term will be for ten (10) years; five (5) years firm with the Government having cancellation privileges on or after the firm term.
