Request for Information - Alameda Family HousingThe United States Coast Guard is seeking information from developers regarding a potential direct lease with an option to purchase family housing units in Alameda, California. The initiative involves the construction or availability of 180 housing units, including a mix of one- to four-bedroom homes, with specific requirements that 10% of the three- and four-bedroom units comply with ADA guidelines. The housing is intended for Coast Guard personnel and their families, preferably in townhome-style single-family, duplex, or triplex configurations within a single subdivision integrated into a broader community. The lease term proposed is one year with up to four additional option years, with the option to purchase expected to be exercised within five years. The lease would be at full market rates, with an option fee held in escrow, which will be applied toward purchase if exercised or refunded otherwise. Developers are encouraged to provide detailed information about their properties, including floor plans, amenities, compliance with HUD housing quality standards, and the ability to expand the number of units. Key considerations include the earliest possible delivery dates, construction timelines, permitting status, and integration of utilities and roadways. Additional supportive amenities like daycare or recreation centers may also be proposed. The Coast Guard plans to assess the operational suitability of the units before potentially finalizing a purchase. Should there be significant interest, an open forum with follow-up sessions may be organized to facilitate further discussion. Interested parties are responsible for monitoring solicitations on SAM.gov as this RFI does not constitute a contract or payment offer by the government.
