Subdivision of one lot into four parcels with Adjustment for lot area (size and width) for Parcel B. The project proposes Parcel Map AA-2021-10382-PMLA-M1 under Chapter 1, Los Angeles Municipal Code (LAMC) Section 17.53 H / Chapter 1A, LAMC Section 13B.7.5 for the division of one existing lot into four parcels with the following lot area after dedication and improvements are made: Parcel A at 5,001.27 square feet, Parcel B at 4,284.72 square feet, Parcel C at 5,006.81 square feet, and Parcel D at 5,002.32 square feet. The applicant proposes to retain the existing single-family dwelling on Parcel A, and also proposes a new single-family dwelling unit on Parcels B, C, and D, which is consistent and in compliance with the LAMC. The proposed single-family dwellings will be reviewed for compliance with the LAMC by the Los Angeles Department of Building and Safety (LADBS) during Plan Check.
