Special Instructions: Home is a 3-bed, 2 bath pier and beam frame home approx. 1800 sq. ft. All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved. Rough Carpentry: Remove existing ramp and handrail and install a new ADA ramp to ADA Specs with handrails on each side, part of the ramp will sit on the concrete porch, anchor the post to the concrete, the other post will be concreted in the ground a min. of 2' deep, the post will be 5' OC, the framing, supports, and deck material will be 2"x6", handrails are to have spindles 4" OC, the end of the ramp is to set on a concrete pad the width of the ramp and 3' out in front of the ramp, the concrete is to be a min. of 4" thick with all needed steel and finished at ground level. Use only treated deck screws and ground contact treated lumber for the construction of the ramp. Ramp will be APPROX. 26' long. Ramp may have to run along the side of the house underneath the covered porch for a little way to a flat landing then turn out because of the head clearance of the porch.
Special Instructions: All work done must meet or exceed 2019 IRC. All applicable licenses apply. It is highly recommended contractor view job before biding. Contractor is responsible for all line locates and permits required Contractor will be responsible for cleanup and removal of all waste and repair yard back to mowing condition. Homeowner/Property Manager will select any/all colors used for the job. Contractor is responsible for all measurements, and count of materials needed.
