Adelanto Gateway Logistics Center - Location Development Plan (LDP) No. 25-02

The Adelanto Gateway Logistics Center project, under Land Development Permit 25-02 and Tentative Parcel Map No. 20837, involves the development of seven industrial warehouse and distribution buildings totaling approximately 8.26 million square feet on 451 acres in Adelanto, California. The buildings will range from 151,000 to 1.5 million square feet and include ancillary office space, with up to 20 percent of the total floor area dedicated to cold storage. Site improvements encompass landscaping, parking, stormwater retention, water and sewer infrastructure, roadway and intersection improvements, and dry utilities. Construction is scheduled to take place from October 2027 through December 2030. The facilities are designed to be all-electric and served by Southern California Edison; however, the applicant may install natural gas generation at up to three buildings, totaling 22.5 megawatts, if electric service is unavailable upon occupancy, subject to necessary permits. A Subsequent Environmental Impact Report has been developed to update the 2009 EIR, incorporating comprehensive analyses of air quality, greenhouse gas emissions, traffic impacts, noise, and biological resources. These studies include specific protocol surveys for the Mojave desert tortoise, Mohave ground squirrel, burrowing owls, and western Joshua trees, as well as geotechnical explorations and water supply assessments to ensure compliance with CEQA and other regulatory requirements.
