Special Instructions: Home is a 4-bed 2 bath, brick home approx. 1800 sq. ft. shingle roof. Slab on grade. All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved. Plumbing: Remove and replace tub/shower. Install new low entry shower base and surround, with Swan-Stone or comparable, must be a minimum of 1/4” thickness. Replace shower handle and mixing valve with Delta or comparable. Install 2 ADA grab bars, adjustable height handheld shower faucet with its own adjustable guide rod apart from the grab bars. and portable seat. FRP will not be accepted as a tub/shower surround. Repair/replace any all drywall, trim, sub and finish flooring, and paint needed due to repairs. Remove and replace the toilet with a new ADA comfort height toilet, install a new wax ring, shut off and supply line. The existing toilet does not flush properly, make any needed repairs to the drain or toilet flange to fix the problem with the slow flushing toilet, all the other fixtures drain fine in the bathroom.
Special Instructions: All work done must meet or exceed 2019 IRC. All applicable licenses apply. It is highly recommended contractor view job before biding. Contractor is responsible for all line locates and permits required Contractor will be responsible for cleanup and removal of all waste and repair yard back to mowing condition. Homeowner/Property Manager will select any/all colors used for the job. Contractor is responsible for all measurements, and count of materials needed.
