Special Instructions: Home is a 3-bed 2 bath, brick home approx. 1500 sq. ft. shingle roof. Slab on grade. Property Manager- Carla Grimmett 580 642 6035 Inspector- Corey James 580 317 7088 All work done must meet or exceed 2019 IRC. All applicable licenses apply. It is highly recommended contractor view job before biding. Contractor is responsible for all line locates and permits required Contractor will be responsible for cleanup and removal of all waste and repair yard back to mowing condition. Homeowner/Property Manager will select any/all colors used for the job. Contractor is responsible for all measurements, and count of materials needed.
General Maintenance: This unit will need to be cleaned thoroughly. Plumbing fixtures, cabinets, flooring mopped, windows/sashes cleaned, light fixtures, and all debris hauled off inside and out. Contractor is responsible to turn all utilities on. Yard to be mowed before job started and maintained while job is on going. House will need to be ready to move in.
Electrical: Check electrical and replace plugs, light, fixtures, covers, switches needed. Restore back to working condition. Include bulbs. Remove and replace smoke detectors with battery operated detectors.
Plumbing: Hall Bathroom and master bathroom, replace wax rings. Replace flange if needed. Install new Delta or comparable faucets/mixing valves throughout. Include removable shower heads. Clean plumbing fixtures. Install new waste and water supply lines in home. Remove kitchen sink garbage disposal. Service dishwasher. Restore back to working condition if needed. Replace kitchen sink bottom board. Stain to match and seal. Install new cleanout cap by front bedroom window.
Drywall: Remove and replace damaged sheetrock in home(include garage). Remove any nails, pins, and hangers on walls/ceilings. Install new ½” drywall, tape, bed, texture and paint interior of home.
Doors: Remove and replace exterior door weather strips. Prevent any daylight coming through. Sand and paint all interior doors/exterior doors. Install door stops on all doors. Tighten up door knobs.
Mechanical-HVAC: Service HVAC. Include filters. Clean outside condenser. Restore back to working condition if needed.
Windows: Clean all windows inside and out. Make sure sashes are cleaned thoroughly. Replace all window blinds and screens outside. Seal exterior and interior.
Appliances: Haul off fridge and stove. (Housing will provide) Contractor to install new appliances. Clean out washer and dryer. Make sure all appliances are operable before job completion.
Landscaping: Mow and weedeat yard. Fence line inside and out. Ditch up front. Remove shrubs in front. Level area and spread grass seed. Water till job is complete
Pest Control: Treat home for pest. Ants, spiders, roaches, etc.
Flooring: Clean and mop flooring. Ensure no reside is left behind. Clean and paint baseboards to match color.
Gutter Installation or repair: Remove and replace gutters on home. Install new metal seamless gutters. Include downspouts and splash blocks. Install for proper drainage.
Fencing: Replace side fence gate. Black vinyl chain-link. Include latch. Make any repairs needed to fence around yard.
