Automatic Door Maintenance and Repairs

Luke Air Force Base is seeking qualified contractors to provide comprehensive quarterly preventive maintenance, inspections, and repair services for all automatic doors detailed in the solicitation's Appendix B. The work encompasses maintaining continuous, safe operation of automatic doors in compliance with industry standards such as ANSI A156 series, ADA requirements, UL or ETL safety listings, and manufacturer specifications. Contractors are responsible for performing scheduled preventive maintenance inspections (PMIs), responding promptly to unscheduled service calls—with acknowledgment within one hour and on-site response within eight hours—and completing all repairs using manufacturer-approved parts and practices. Repair services include a one-year workmanship warranty. The contract is structured as a base period plus four option years, with work conducted exclusively at Luke AFB, Arizona. The solicitation is exclusively set aside for Service-Disabled Veteran-Owned Small Businesses (SDVOSB), requiring SBA certification for eligibility. The solicitation emphasizes strict adherence to standardized quality assurance and safety protocols, including submission of detailed maintenance reports within five business days after each preventive maintenance cycle, achieving 100% completion of scheduled PMIs, and maintaining an annual deficiency limit of no more than one per door.
