The Infrastructure Division of the Texas Parksand Wildlife Department (TPWD) is issuing a Request for Proposals (RFP) fora Construction Manager-at-Risk (CMR). This solicitation will follow a one-stepRFP process in accordance with Texas Government Code Section 2269.253. Project Number: 1112549P2Project Name: CentennialPark Development – Phase 2Project Location: Enchanted Rock StateNatural Area, Llano and Gillespie Counties,TexasSolicitation: Construction Manager at RiskConstruction Cost Estimate: $27 Million ConstructionManager-at-Risk Deliverables: PRE-CONSTRUCTION:Theawarded Contractor shall collaborate with TPWD and its Architects and Engineersduring the development of construction documents, including review and commentexercises on Schematic Design; Design Development; and 50%, 95% and 100%Construction Documents. The Contractor’sexpertise will be used to guide value engineering, constructability decisions,construction phasing, and ultimately set the Guaranteed Maximum Price (GMP)within the limits established by the contract. The services during Pre-Constructionshall include attending meetings, plan reviews, constructability reviews andcost estimating. The Contractor shall beproactive in recommending strategies to help minimize impact to the scheduleand budget.
