Project Scope of Work (Objective): 1. Replace Air Handling Units & Control Panels in 1, 2 and 3 F. a. Reason: i. The AHUs in mechanical rooms need to be replaced since they are old and deteriorated. (Manufactured at 1998) ii. Since 2016, many of BEQ rooms have inadequate air flow, which causes uneven temperatures / humidity in BEQ rooms and also occurs the severe mold/mildew problems in several rooms, even after the main chiller unit replacement on 2017. iii. Replacement option recommend to increase unit capacity and energy saving for long term. b. Additional info: i. AHU sirocco fans @1~3F were replaced by 2016 T/O. Recommend to salvage those fans for other units, when replacing the existing AHUs. ii. Only 4F AHU has been just replaced on 2017 by CSH037. c. Require PWD engineers to determine i. Increase the scope of work such as replacement of sensors / HVAC thermostat / HVAC ducts / dampers in Mech / Corridor / BEQ Rooms. ii. Consider any better design capable to provide sufficient air flow to every BEQ units. 2. Replace all of Bath/Shower room exhaust fans (100~120EA) in 1~4 F. a. Most of Bathroom exhaust fans (90%) are broken or provide extremely weak air exhaust. (See the attached the survey result conducted by NMCB 3&FOS.) b. The new exhaust ventilators can prevent from building up dirt, mildew, and mold growth in the bathroom. 3. Replace Exterior doors for entrance & exterior stairs. (Total: 10ea) a. Recommend the new exterior doors should be more durable and anti-rust. (heavy duty aluminum commercial door type) b. Equip with panic bar /typhoon latches/ smart card lock system. 4. Replace smart card lock system for the entire BEQ rooms (125ea) and exterior doors (10ea). 5. Replace floor tiles for interior/exterior stair ...
