FEDERAL
SIDE DOOR, FRONT STORM DOOR, OUTSIDE PLUG-INS, FLOORING IN MASTER BATHROOM, VENTILATION IN BOTH BATHROOMS, BASEBOARDS FROM PREVIOUS LEAK NEVER PUT BACK ON.
Special Instructions: Home is a 3-bed, 2-bath brick home approx. 1500 sq. ft., metal roof. Slab on grade. All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved. Any questions, please call. Property Manager - Lacey Dodds @ 580-642-6122 Inspector - David Trowbridge @ 580-775-8512 All work done must meet or exceed the 2019 IRC. All applicable licenses apply. It is highly recommended that contractors view the job before bidding. The contractor is responsible for all line locates and permits required. The contractor will be responsible for the cleanup and removal of all waste and restoring the yard to mowing conditions. The homeowner will select any/all colors used for the job. The contractor is responsible for all measurements and count of materials needed.
Doors: Remove and replace side entry door. Install 1 pre-hung six-panel insulated metal door. Install all trim required for proper fit and finish. Install new combination, keyed alike hardware, Kwikset or comparable. Caulk and seal inside and out—paint to match new or existing finishes. Replace the hardware on the front entry storm door; hardware to match the existing color and ensure it opens and closes properly.
Electrical: Replace the GFCI's on the front and back of the house, install new weatherproof outlet covers, and caulk and seal to the exterior wall. Remove and replace the existing heat vent lights in both bathrooms; install new heat vent/lights and switches, including any wiring needed to properly complete the job. Remove and replace the existing vent hood over the cook stove; color to be determined by the homeowner.
Plumbing: Hall bathroom: replace the guts in the toilet with a new toilet repair kit. Hook up the propane cookstove; include changing out the orifices and a new flex line. stove will be provided by the Choctaw Housing.
Flooring: Remove and replace all the damaged and loose VCT tile in the master bathroom, in the hallway at the side entry door, and at the back entry door. Prep the floor and glue the new VCT tile down. (HOMEOWNER HAS THE TILE) Reattach the base trim in the laundry room (Homeowner has the trim) Install a 1"x? base trim tall enough to cover the hole in the wall under the kitchen sink, with a Routered edge, stain, and seal to match the existing finish.
Roofing: Caulk and seal around the top and bottom of the electrical boot with clear LEXAL on the roof.
Windows: Fix or replace the busted window on the back of the house. Install new matching window screens where screens are missing. approx. 3
