CIHA will notify tenants of work schedule. The unit s will remain tenant occupied during and immediately af ter completion of work. Contractor shall take every measure to preserve tenant’s privacy and maintain all confidentiality . A. Demo materials scheduled to be replaced with new per Scope of Work : Contractor shall use care while removing the existing HVAC system that is scheduled to be replaced with new. CIHA will retain and/or dispose of all existing HVAC system parts that are removed during the demo process. B . Insta ll breakers and electrical service to heat pump and indoor unit locations : Install new, appropriate size breakers for the heat pump and fan coil in each unit. Install new electrical service to the heat pump location, the existing electrical service may be re -used if all current and applicable NEC codes are met. If possible re -use existing power to indoor unit. C. Duct cleaning, sealing and inspection: Agitate , vacuum and clean all ducts, followed by sanitizing with an EPA registered duct sanitizer. Inspect all ducting and seal as necessary to provide leak free service. Repair or replace any damaged ducting. Install new return air ducting if damaged. Install new return air grille if existing is damaged. D. Install three (3) new heat pumps, three (3) new fan coils and all required accessories: Provide recommendation and quotation for heat pumps and indoor units by utilizing a method that takes into consideration all factors to determine the best sized systems for the climate, square footage, insulation and current duct configuration. 1. Install new heat pumps in locations determined by CI HA. Include line sets, power, disconnect switches, ground pads (if necessary), snow legs, line set supports, PVC line set covers and any other components required for the operation of the systems. 2. Install new fan coil indoor units in the same location as existing units. Align uni ts so that service and filter changes are easily performed. Install new wall mounted programmable thermostats. 3. Provide all parts to connect existing duct work to new indoor units. Connect new systems to existing condensate lines, it may be necessary to replace all or part of the condensate lines. Make all connections for complete working systems. 4. Seal all penetrations and areas where installation leaves gaps or holes. 5. All exterior wiring or line sets attached to the building will need to be contained in conduit or PVC line set covers. Protect lines in walkways with 4” PVC pipe and support. E. Cleanup and disposal: Clean up and dispose of all materials and construction debris from interior and exterior of building daily and upon completion of project. Dispose of per approved CCT Solid Waste Disposal Plan. Additional cleanup will be necessary each time Contractor enters the home to perform punch list or incomplete work . Contractor to p rovide all required State of Wash. Dept. of L&I electrical and low voltage permits for installation of heat pumps , thermostats and additional circuits . Any needed corrections as noted by electrical inspector shall be completed promptly and without delay. Contractor shall u se and follow all manufacturer commissioning and system startup guidelines. Contractor shall provide comprehensive maint enance and service schedule for interior wall mounted unit to include filters, condensate pumps, etc. All warranty and user manuals shall be provided by contractor.
