General Services Administration (GSA) Seeks to Lease Office, Warehouse, and Related Space

U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Colorado City: Englewood (including parts of Arapahoe and Douglas Counties) Delineated Area: An area bounded on the North by E Arapahoe Rd, on the East by S Parker Rd, on the South by Lincoln Ave, and on the West by S Yosemite St. Minimum Sq. Ft. (ABOA): 3,650 Maximum Sq. Ft. (ABOA): 4,015 Space Type: Office/Warehouse (approx 2/3 warehouse) Parking Spaces (Surface): Five (5) non-reserved Full Term: Ten (10) years Firm Term: Five (5) years Additional Requirements: Proposed space must allow for up to four (4) antennas to be placed on the roof. Close proximity to Centennial Airport with good access to highways to Denver International Airport. Office area to include four (4) private offices (? 125 sf each), open area to accommodate a workstation, conference room (? 200 sf), break room, storage and IT areas, and bathrooms. Warehouse to store vehicles, trailers, equipment, and workbenches. Must have ability to drive into space - minimum 14 clearance. Action: Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease may be required. Delete for procurement summary page. The U.S. Government currently occupies office, warehouse, and related space in a building under lease in Englewood, Colorado that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of interest shall include: - Building name and address - Ownership name and address o Management company (if applicable) o Broker (if applicable) - Sq ft proposed to include a general description of location within building and any existing finishes. Photos, plans, etc. are desired but not required. - Rental rate and breakdown of base rent, operating costs, taxes, and other expenses.
